DEVELOPMENT PLANS

Planners M possesses considerable expertise in the formulation of development plans, including local plans designed for local authorities. These plans are meticulously crafted, incorporating thorough ground studies and analyses as fundamental pillars for the proposed strategies. An integral aspect of this process involves assessing the appropriateness of development control components to ensure the incorporation of equitable, pertinent, and sustainable concepts and policies within the development plan.

PLANNING GUIDELINES

In response to the need for standardization and guidance; Planners M was entrusted with the task of rationalizing and actualizing planning guidelines for mixed-use developments and transit-oriented developments (TOD). Additionally, Planners M remains steadfast in its commitment in offering solutions and advice that align with the principles of the New Urban Agenda (NUA) and the Sustainable Development Goals (SDG).

FEASIBILITY STUDIES & TRANSPORT PLANNING

The key factor determining the success of any development proposal and its subsequent execution lies in its viability. Planners M has had the privilege to take the lead and provide support to other professionals in conducting feasibility studies across various sectors. Throughout the years, Planners M has undertaken and prepared comprehensive assessments of sectoral viability, specifically focusing on land use, transportation networks, and infrastructure, predominantly within the realm of governmental agencies.

One of Planners M’s core competencies lies in its knowledge and extensive experience in transportation planning. By seamlessly integrating town planning and transport engineering, Planners M has developed numerous transportation planning studies and proposals for both governmental agencies and corporate entities.

MASTER PLANNING

To ensure a comprehensive visualization of planning, a macro-level plan is meticulously crafted as a holistic representation of a development project.

APPLICATION FOR PLANNING PERMISSION

In addition to its primary responsibility of development control, a crucial aspect of town planning services is to facilitate landowners, developers, and agencies in obtaining the necessary approvals mandated for a development, as stipulated in Section 21 (Application for Planning Permission) of the Town and Country Planning Act 1976 (Act 172).

Fundamentally, the term ‘development’ encompasses both the construction of structures and the alteration of land use, often necessitating simultaneous approval alongside the development process. Planners M has consistently offered guidance, professional advice, and services pertaining to land-related matters, in accordance with the provisions outlined in the National Land Code 1965 (Act 56). These contributions are integral components of feasibility studies and the preparation of comprehensive blueprints.

SOCIAL IMPACT ASSESSMENT

Social Impact Assessment (SIA) is a process of analysing, monitoring, and managing the expected or unforeseen social impacts, whether positive or negative, resulting from an intervention measure in terms of policy, program, plan and project and any social change process. Planners M Consult carries out an SIA study of any relevant projects that provide impact to the local community. This new service perimeter was adopted in response to the government’s initiative to expand advisory services in the social impact of a development project in Malaysia.

As part of the global concern, Planners M Consult believes in taking the initiative through a firm commitment towards achieving that no one is left behind as highlighted in the Sustainable Development Goals (SDGs) agenda. Planners M advocates that SIA study directly and indirectly under all projects to meet the global initiative that balances the needs of the projects and the local needs. 

GEOGRAPHIC INFORMATION SYSTEM (GIS)

Planners M Consult provides Geographic Information System (GIS) services by employing GIS technology to gather, examine, and visualise spatial data for numerous projects in Malaysia. By combining disparate datasets, they can develop a thorough picture of the project region. GIS facilitates pattern recognition, informed decision-making, and enhanced project management.

Planners M Consult uses GIS-produced maps, charts, and reports to present their results in an efficient manner. Planners M Consult’s capability to offer beneficial spatial analysis and visualisation services is improved with the inclusion of GIS in the services.

DRONE ORTHOPHOTO

Unmanned aerial aircraft (UAVs)/Drone with high-resolution cameras are used by Planners M Consult to produce orthomosaics/orthophotos, which provides detailed aerial imagery. With the use of this technology, a thorough aerial photos of project sites may be obtained in the form of precise, geo-referenced orthophotos. Informed decision-making is made possible by the drone orthophotos, which provide exact visual data for analysing terrain, vegetation, and land use. The drone orthophoto technology undertaken by Planners M Consult is a useful tool for data collection, analysis, and visualisation, enhancing stakeholder participation and project knowledge.

MRT2 Land Use Masterplan

Client: PLAN Malaysia (JPBD Malaysia)
Brief Project Description: The Integrated Land Use Masterplan is to optimize the usage of land use along the Putrajaya Line.
Project Completion: 2020
Services Provided: Preparation of an Integrated Land Use Masterplan along the MRT2 corridor.
Key Significance of the Project: Preparation of Integrated Land Use Masterplan by identifying the ideal land use along the MRT2 corridor involving 6 local authorities. This masterplan also supported by TOD Urban Design & Connectivity and Traffic Management Plan of each station according to the suitability and land availability of the site. The document comprises of two volumes: Volume 1 – Main report and Volume 2 – Detailed Proposal. Preparation of integrated land use masterplan, TOD urban design and connectivity and traffic management plan of MRT2, Putrajaya Line.

Kajang Municipal Council's Local Plan, Selangor 2035 (Replacement)
